    Where do you find out all the business rates etc? Is it through the local council?

    Yeah, Business rates are through the Local/District Council.

    Water, Electric and Gas are either through Local Suppliers, or tied into the Person you're Renting through.

    Most Industrial Units come with a B1 (Light Industrial) Usage, which isn't particularly suited to working on Cars, especially if you plan on using a Compressor and Air Tools.

    So you would ideally need to apply for B2 (General Industrial) Usage.

    This is what's taken the last 3 months to get sorted for me.

    Change of Usage is done through the Councils Planning Department.

    Do these 'Uses' apply only to businesses or would someone with a unit for personal use only still have to go through the council and pay some kind of business rate?

    Even if it's personal use, you have to pay business rates (You'll get small business relief which at the moment is 100% in certain areas)

    Ah ok, I've found a large workshop 10 miles from me with 2 ramps etc. for £200 a month, I might go and take a look and if I can find someone to share with I might go for it.

    As well as what's mentioned above, which is spot on.

    Usage and Rates are separate Issue's.

    The Usage is more to do with the Impact on the surrounding area, Whether it be Noise, Pollution, Chemicals, Effect on Residents, etc.

    And you can be shut down by Officials if you're not complying with the Usage on the building.

    So Personal or Business, You still need to comply with the Usage it has on it.

    Although generally, If you're on an Industrial Estate, and other Business's are doing similar work, then you shouldn't have a problem changing the Use.

    It's more a Revenue generator in my opinion.

    In the advert it says it can be split into multiple smaller workshops, so I'm assuming its quite large.

    thanks for the info mate,better get researching then as i will mainly be spraying and doing interiors!

    Welcome fella !

    Be very careful with spraying, and by that I mean who you mention it to.

    You need to have B2 Usage, But Paint Spraying is also Sui Generis.

    And will only be granted under certain conditions.

    If you're on an Industrial Estate, that's Independent, and is away from Residential Area's, Waterways, etc, And there are already business's with permission to Paint, then you'll probably be fine.

    If you're not, then it could be a difficult thing to get permission for, As everyone's worried about the Environment now days.
    You should consider if it's something you could do Discretely ?

    Would be worth considering I think,but also since I have been reading up on it a low volume car paint business in certain councils can be set up from a small garage if you have the right equipment!
    I wil have to do a lot of research before I do anything hopefully in the next 6 months I will get it sorted,

    Look into the details of it, As some area's are considered Smart Repair, Not Bodyshop or Paint Spraying.

    Also some Smart Repair can be done on a B1 Usage.

    I think it's very dependent on the Area you're in, and the people you're dealing with, As well as whether you're planning on using Water Based or Solvent Based Products, Spray Booths, etc ?

    Think it will come down to the area I am in more than anything,so if it comes down to it will travel for the right place! Will be water based with a proper booth so hopefully that will go in my favour better stop clogging your thread and get on with my research!
