    Garage and living area combined?

    Hi guys,

    Been looking for details on this kind of stuff but cant find much online - but i presume it has been done!

    Im talking a garage (more so a workshop like this http://johnscompetitionconsulting.co..._0005_1rpm.jpg) with a living area above it.

    This is rather cool, but more so a fancy car park space!

    There's a big flaw with most of these open plan house/garages, working on a car.

    I can't wait to have garage space to work on my car but having my car in my front room would be stupid. Changing oil, cutting, grinding, painting and all the other messy and smelly jobs just wouldn't be possible making it pretty pointless to me.

    If the two areas are well seperated it would be great, like and old wharehouse with an upstairs living area all sealed up.

    Well, I had a similar project going on the las 3 months...
    Had the same dream, found the right spot (hangar) but the bank keeps refusing the loan.
    Here in Belgium the bank stays owner of the building until the whole loan has been payed... if somewhere in the future you can't continue the paiements they sell the house to counter the debt. They excuse now is when I buy this kind of place it is too hard for them to sell the place if needed ...
    So I'm sorry to pop the bubble for you all. I've been that road, burned my ass, wasted a lot of money in architects, plans ets. If you can't finance it yourself it is undoable ...

    The problem over here is space and height. Planners don't really want 2 storey high outbuildings on plots of land so that means the living accomodation would need to be on the ground floor. That of course means a larger building footprint, which the majority of plots just don't have.

    It's easily done though. As Bakke says, make sure you can afford it first before paying out for people like me to design it and get it through planning and building regs.

    i looked at thie a while ago for me, your basically wanting a coach house. it its possible to get through planning, depening on your planning office, and how good your planning consultant is.

    one option that seemed good, was to make it look like a house from the outside, hiding the double garage door, i did this by making it look like the front of a house, the garage door had fake bricks and windows. addded very little weight to the door.

    but my problem was finance, the bank didnt and now dont want ot touch bespoke builds, as it wil lonly appeal to a select market if the worst happened.

    Some of those look awesome.. only issue i can think of is the stink of gearbox oil and stuff like that if you ever change a box in there.. that smell gets into everything LOL

    I think I would ahve to go down the glass route to seperate living space from garage space

    Perhaps it's just me, but the condo things don't really appeal.

    I want a 4 post lift, massive compressor with airline piped around to just plug the airtool in wherever needed, big workbench, floor standing hydraulic press, lathe etc.

    TBH, if it was just me, I'd happily have a decent sized garage with living area consisting on bed, sofa, kitchenette, shower/toilet room and a small dining area. Essentially a studio flat living area with workspace for the car around it.

    My garage build, once I can actually afford to start it, will be similar to that but without the bed and shower room. I have sufficient footprint space (20x5m - I know I'm lucky with that) and a 3m height would be enough for the 2 post lift. But its having the cash to pay for it thats stipping me.

    Its not just me though - its the missus, our son, dogs, cats, horses, her mum and so on. Still. If I didn't have them, I wouldn't have the barn to knock down and rebuild!
